BUILDING SCIENCE CONSULTING SERVICES
With the changes in building and energy codes, innovative building materials, and new construction techniques, buildings are increasingly facing performance challenges. Today’s buildings need to be able to withstand:
- Weather conditions such as sun, wind, rain, temperature, humidity, freeze/thaw cycles and dewpoint/frost points
- Soil conditions including soil pollution, groundwater activity, frost penetration and surface drainage
- Characteristics of materials including galvanic corrosion, permeability of materials to water and moisture vapor, compatibility of materials, constructability and longevity
- Physical characteristics such as capillary action, absorption, condensation, thermal conductivity and vapor pressure dynamics
- Energy consumption, sustainability, environmental control and building maintenance optimization
Braun Intertec’s Building Sciences consultants are ready to help you face these challenges to create and maintain a better structure. Building Science is the detailed analysis of building envelope materials and systems, and how they perform under various indoor and outdoor conditions. Our Building Science consultants provide services to support designers, contractors and building owners in developing building designs and implementing quality construction practices to help optimize building performance.
Our services for design and construction clients include peer or technical plan reviews, building envelope consulting and envelope commissioning services. When buildings experience performance problems, we work with you to perform detailed forensic evaluations that investigate water intrusion, vapor migration and condensation issues that contribute to roof, wall, window or other building envelope failures.
Quality building performance starts with quality controls in the field.
Our construction testing and inspection services evaluate proper installation and application of materials. Our field inspections to provide you with services related to weather-resistant air and vapor barriers, drainage planes and flashings. Our periodic construction inspections help document that the work is being completed in conformance with the construction documents and manufacturer installation instructions.
Hiring a qualified, professional designer for your project is a good start toward creating a building that meets your expectations. However, because there are many details involved in the planning process, you often need a second set of eyes to review the building’s details. One benefit of doing this is to reduce the number of callbacks related to water intrusion, condensation, mold and energy loss.
Our consultants also provide peer reviews of drawings and specifications to evaluate best practices to meet design and construction guidelines for building and energy codes, air infiltration constructability and air bypasses. We also provide general review of the building enclosure. Our goal is not to redesign the building, but to assist the designer and builder in reducing potential for callbacks and problems with building performance after construction.
